La Fabrique 125 is a New-York style loft project designed by the developer Groupe Dayan, in collaboration with the SHDM. This project will convert a large industrial building, which used to be occupied by fashion companies, holding approximately 40,000 square feet per floor. The 192 urban lofts are spread out in a building of seven concrete floors, accessible through elevators. Three types of lofts are offered: L1, which has space for one bedroom; L1+1, which has space for one bedroom and one office; and L2+1, which has two spaces for two bedrooms and one office. The surface areas range from 720 square feet to 1,365 square feet, for prices varying between $172,960 to $386,250.
“The SHDM is meeting the community’s wish to make fashion, design and creativity the borough’s development poles”, states Johanne Goulet, General Manager of the SHDM. “The designers of Humà Design + Architecture, and the architects of Forme Studio and of Workshop have preserved the architectural quality of this building which constitutes a true industrial cathedral”, adds the general manager. The concrete structure is well conserved throughout, with 11-foot ceilings, an impressive fenestration and excellent soundproofing. The black and white glazed brick façade will hold an artistic touch illustrating the creativity behind this project. In addition, the ground floor of the building holds six studio-houses and several commercial spaces.
The average surface areas of the La Fabrique 125 project are the biggest yet within the Accès Condos Program. Each loft holds a storage space next to the unit itself or in the garage, and 42 lofts hold a “loggia” style balcony overlooking de l’Esplanade Avenue. In addition, 94 interior parking spaces and two exterior parking spaces are offered as an option.
An urban lounge of approximately 5,000 square feet will be set up on the roof, offering co-owners a green space to relax in with outstanding views of the city. This communal area will include gas connections for barbeques.
